What is your application process? 

Contact our manager at 989 878-0349 for an application.  Once you receive it, all applicants over the age of 18 must complete the application and return it for processing.

 

How can I set up a viewing of an apartment?

Viewings are only scheduled after an application is filled out and processed.

 

What is the application fee?

We currently do not have an application fee.

 

What is your pet policy?

We do not allow any pets.

 

What if I am willing to pay a pet deposit?

We do not accept pet deposits, we do not allow any pets.

 

What is your smoking policy? 

We do not allow any smoking inside or outside our apartments.  There is no smoking on the grounds anywhere.

 

Are your apartments furnished?

No.

 

Do you accept short term leases?

No, our leases are only for twelve months.

 

If I need to move out before my lease term expires is there a penalty? 

We do not have any clauses in our leases for breaking the lease.  You are responsible for full lease term regardless of when you move out.

 

What if I have a maintenance problem? 

Tenants may text our manager with any apartment maintenance issue and our people will quickly attend to your needs.

 

Do you re-key the locks after a tenant moves out? 

Yes, we always re-key the locks after a tenant moves out to protect your safety and privacy.

 

Will you ever let someone in my apartment without my knowledge? 

No, unless there is an immediate emergency, we always ask our tenants if they wish to have the maintenance issue worked on while they are gone or not.  If a tenant wishes to be home while maintenance is being done, the tenant and maintenance worker will schedule a time together.

Do you accept direct deposit for rent?

Yes

 

Do you screen your tenants? 

Yes, we run a credit and background check on all our tenants.

 

Are guests allowed to smoke?

No, there is absolutely no smoking by our tenants or their guests anywhere on Gaylord Apartments property.

 

What if someone wants to move in with me? 

Each lease states the number of people living in the apartment.  If someone over the age of 18 wants to move into your apartment, they must fill out an application and go through the same background and credit check before they are allowed to move in.

 

Can I paint my apartment?

No.

 

Do you give preference to current tenants if they want to move into another one of your apartments? 

Yes, if we know a current tenant that is in good standing would prefer another one of our apartments that is not currently available when they move in, we will notify them once the apartment they desire is available before we list it to the public.

 

What is included in rent? 

All our apartments include, snow removal, lawn maintenance and trash collection.  Electric, gas and water bill responsibility varies with each apartment.

 

Can I waive the cleaning fee if I clean the apartment myself?

No, we have each apartment professionally cleaned after a tenant moves out.

 

Can I leave behind furniture or other items for the next tenant if I don’t want them anymore? 

No, you will be charged a haul away fee if you do.

 

Can I sublet my apartment?

No.
